What are your office opening times?

You can find our offices on Ecclesall Road, directly opposite the Collegiate Campus of Sheffield Hallam University. We are open between 10:00am and 6:00pm, Monday to Friday and our friendly and approachable team will be happy to answer any queries you may have.

In which areas of Sheffield are your properties located?

Our properties are located in the Ecclesall Road area of the city. This area is noted for its range of restaurants, bars, cafes, shops and one-off boutiques.

When do you recommend beginning to look for properties?

We usually encourage students to begin looking for their property in October and November, ready for the following academic year. Our properties often let very quickly, so it pays to arrange a viewing at the earliest opportunity to guarantee the property you desire.

How many people do your properties accommodate?

We have a range of large, spacious properties which are suitable for up to 6 people.

I’ve found a property I like; how I do I arrange a viewing?

Arranging a viewing is very easy to do. Once you have chosen your property simply give us a call on 0114 2666888 or pop into our office and we will arrange a convenient time for your viewing. One of our friendly staff will accompany you around the property and answer any questions that you may have.

When can I arrange a viewing? Can I arrange a weekend or evening viewing?

If you would like to arrange a viewing for any of our properties you can do so by contacting our office. Viewings can be arranged between 10:00am and 8:00pm, Monday to Friday, at a time convenient for you.

What happens once I’ve found a property I’d like to rent?

Once you have found a property you would like to rent, simply pop into our office at any time for a relaxed and informal meeting. One of our friendly team will guide you through the process of signing the contracts and arrange payment of your rent deposit.

When will the tenancy begin?

Your tenancy usually starts on 1 July and is a 52 week contract. Certain properties under refurbishment will be available at a later date for a shorter period; i.e. 42 weeks.

How long does the tenancy last for?

12 months.

What is included in my rent?

Your rent will only cover the rental of the property and tenants will be responsible for the payment of all household bills separately.

Do I need to pay council tax?

No, students are exempt from paying council tax.

Will I need a parking permit?

Tenants will require a parking permit; however you will qualify for one automatically as a resident.

Can I end the tenancy early?

Tenancies cannot be ended early unless a replacement tenant is found for the room that is acceptable to the other tenants living in the property.

Am I able to extend my tenancy after the first year?

Yes, we will be in touch towards the end of your first year to see if you would like to extend your tenancy by a further year.

How is my deposit protected and how do I claim it back?

Your deposit is protected by the My Deposits protection scheme. My Deposits is a specialist insurance company who comply with all government legislation. Your deposit will be automatically returned to you by Castlegate Properties at the end of your tenancy, subject to a satisfactory inspection of the property.
